Overview

Although the Georgia Wine Country stretches from Savannah in the south to Young Harris in the north, the area north of Atlanta contains the greatest concentration of vineyards in the state. The environs around Dahlonega, which is the site of the first major U.S. gold rush in 1828 predating the California rush by approximately 20 years, is home to several popular vineyards. These vineyards, in the gateway to the Appalachian Mountains, have taken advantage of the rich fertile hillsides of Lumpkin County.

The city of Dahlonega has become a mecca for the performing and visual arts in the North Georgia Mountains. Dahlonega is replete with quaint shops and galleries where local potters, painters and photographers display their craft. Residents, as well as visitors, can take advantage of a variety of recreational activities year round. There are ample opportunities for camping, canoeing, fishing, golfing, hiking, and river rafting in the lakes and rivers of the Chattahoochee National Forest. Many of the vineyards in the Georgia wine country are rapidly gaining national recognition thus making the state a prominent location for wine production. The soil composition in the area is much like that of the piedmont region of Italy, which enjoys a global reputation for producing outstanding wines. This soil, coupled with the elevation and drainage necessary for vineyard production, produce a vintage unique to the area.

The Dahlonega Wine Trail stretches from the Blackstock Vineyards & Winery in the east to the Montaluce Winery & Estates in the west. Although there are currently six vineyards along the trail, there is a concentration of three vineyards within a short distance centered in the Damascus Church Road area. As the map in Fig. 1 indicates, the property offered for sale lies in the same area, and is very close to two notable vineyards: Frogtown Cellars and Three Sisters Vineyards and Winery.

Property Description

This unique property, which consists of 181.81 acres, lies approximately one mile east of US 19 on Damascus Church Road. Because of its size, the property can be used in a variety of ways. Some of the possible scenarios are:

1. A vineyard
2. A vineyard and winery
3. A vineyard, winery and a mountain top lodge for holding social events
4. A retirement village interlaced within a vineyard
5. A vineyard interlaced with estate homes
6. Some combination of the foregoing possibilities

Clearly, there is enormous flexibility in the use of this unique property. For example, a lodge placed high on the property would not only serve as a mecca for all types of social events, but a unique venue for weddings where the views in essentially every direction extend for miles encompassing breathtaking mountain scenery. Weddings in these settings have become extremely popular. A vineyard, surrounded by a retirement village or mountain estates, provides yet another scenario for this picturesque setting.

The property has a southern exposure and the exact layout of the property is shown in Fig. 2, with an expanded version in Fig.3. Several areas of the property are already cleared, and there is a road that runs from Damascus Church Road to the highest point on the property. A topo map of the property is shown in Fig. 4, with an expanded version in Fig. 5. Note that the property includes a portion of Collins Mountain, which because of its height is a named mountain on the Georgia map. As indicated, the elevation of the property ranges from a low of about 1500 feet to a high of approximately 2000 feet.

The collection of photos attached illustrate the terrain and the views afforded by the property from vantage points that range from the properties entrance along Damascus Church Road to the peak on Collins Mountain. Because of the property’s high elevations, the views from points throughout the property are spectacular, and the beautiful North Georgia Mountains can be seen for miles in the distance from locations throughout the property.
